Brock Lodge Terms and Conditions 2023
Key Messages:
- Before making a booking, please take time to read our full Terms and Conditions.
- By proceeding with your booking you confirm that you accept and agree to the following terms and conditions as well as our privacy policy.
- A booking deposit of 25% of the total booking cost must be paid at time of booking. Final payment is due 6 weeks before the arrival date. If the booking is made within 6 weeks of the arrival date, then the full cost of the stay must be upon booking.
- Clients are advised to take private travel insurance at the time of booking.
- Should The Client need to cancel the booking then 2 options are available:
- The booking can be moved to a future date at the same nightly rate subject to availability, or The Client can pay the difference if the new nightly rate is greater. If the revised booking is at a lower rate, we will refund the difference. No penalty will apply for this arrangement.
OR
- The Owner will endeavour to re-sell the booking. If the dates are successfully re-sold, then The Client will receive refund of the total amount less £50 administration charge. If, following reasonable efforts the dates remain un-sold the Owner will retain a percentage of the total booking cost on a sliding scale. (See Cancellation clause)
- If The Owners must cancel the booking due to a force majeure then a full refund of all monies will be paid within 7 days of the notification of cancellation.
- If Brock Lodge is unable to open due to national or regional government restrictions or regulations because of an emergency situation including pandemic, then The Client will be offered alternative dates to the future or be given a full refund including booking deposit.
- If The Client or any of their party are unwell due to COVID or any other illness or public health disease (notifiable or otherwise), normal cancellation process applies. We strongly recommend every Client takes travel insurance at the time of booking. There are several travel insurance policies that now provide cover for this situation for a small premium.
Your Booking
- Your booking is to reserve Brock Lodge in Braunton for a short holiday let (hereafter referred to as “Brock Lodge”). Brock Lodge is booked for approved guest exclusive use for holiday purposes only and consists of a one-bedroom unit with private gardens.
The contract of hire (hereafter referred to as the booking) is between the owners and the principal guest (hereafter referred to as “The Client”) as named on the booking form.
- To book Brock Lodge you will need to submit the booking form found on the “Book Now” section of our web page. An initial non-refundable booking deposit (25% of the total amount) will be charged at the time of booking. See our Cancellation Policy below for full details of the terms which apply to any cancellation. Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.
When your deposit acknowledgement is received this is formal acceptance of your booking. Please ensure you check the booking confirmation email carefully and advise of any corrections as soon as practicable but latest within 5 days of receipt. This booking confirmation forms part of the contract between The Owner and The Client. It is recommended that you take out your own holiday cancellation insurance at the time of booking.
- The booking is for 2 people to occupy Brock Lodge. There is no discount applied for single occupancy. Should The Client wish to book for additional guests there is an additional charge per person per night. All persons must be listed on the booking form at the time of the booking. If The Client wishes to add or change any members of the party, they should advise The Owner as soon as possible. Changes will be allowed at our discretion. The maximum number to reside in Brock Lodge must not exceed 4 guests.
- Brock Lodge cannot be booked by anyone who is under the age of 18. The Owners reserve the right to cancel any booking at any time where there is reason to believe that the principal guest is under the age of 18.
- Brock Lodge is located adjacent to and in the grounds of the main home of the Owners. Gardens and outside space of Brock Lodge are clearly designated for the sole use of the guests. Whilst these outside spaces are specifically designed to provide privacy for The Client they are not formally divided from the main property.
- Brock Lodge operates a strict no pet policy. All gardens, deck area and access to Brock Lodge are unfenced. The gardens are immediately adjacent to unfenced woodlands linked to a small quarry with steep rock faces and unsuitable/unsafe for dogs and unsupervised young children.
- The Owner cannot accept responsibility for any guest allergies arising as a result of their stay. Whilst Brock Lodge operates a pet free policy, and we operate extremely high standards of cleanliness, clients may have brought pet hair into Brock Lodge on their clothing.
- The use of accommodation and amenities including the access staircase, the decking, surrounding gardens and firepit is entirely at The Client’s risk and that of their party. The Owner holds no liability for the personal injury or loss of guest belongings.
- The final balance of payment should be received no later than 6 weeks before the start of the rental period. A reminder email will be issued by The Owner. Failure to do this may be regarded by us as a cancellation of your booking by you. We therefore reserve the right to re-let Brock Lodge if full payment is not received by this date. Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.
